GIA Mortgage Corporation A Reverse Mortgage is a loan that allows seniors to use the equity they·ve accumulated in their homes over the years to improve their quality of life and knock down the financial barriers to independent living. By converting equity into income, a reverse mortgage is a way to stay in your home and receive cash to use for any purpose! Whether it`s day-to-day living expense, home improvements or repairs, paying off existing debt, or traveling the world. Homeowners who are 62 years and older can qualify and may be eligible even if there is an existing first or second mortgage. There is no income qualification. The size of the reverse mortgage granted depends upon the applicant·s age, the home·s value, and interest rates. We at GIA understand that this is a big decision and should not be made lightly. First, we meet with you, either in the privacy of your home or in our office. Which ever is more convenient or comfortable. If you would like to have your children attend also, we encourage it. We talk with you about your concerns, your needs and answer any questions that you might have. We will also give you a list of HUD approved counselors to contact for the required counseling that you must do. Once you·ve decided that a Reverse Mortgage is right for you and have completed the counseling, the counselor will forward us a copy of the counseling certificate, and then we will contact you to set an appointment to do your application. A home appraisal and termite inspection will be arranged and within a few weeks, we will be contacting you to set a time for your closing. The whole process takes about 30 days from the time we take the application, until the time your Reverse Mortgage closes. The amount of money you receive is dependent upon several factors: your age, the value of your home, current interest rates and the specific plan you choose. We will help you determine which plan best meets your needs. While each individual`s situation is different, as a rule of thumb the older you are and the higher your home`s appraised value, the more money you will be eligible for.
