1st will start by saying product used is A+. Contractors do great work. That said I am giving this company 1star D/T unethical& unfair sales tactics used by owner in Canton office. We sat down and agreed on everyting. He promised the world. "I'll throw in a door at no charge!!! The actual project took 7 weeks. There were days when people were supposed to be here and were not. We all agreed on the project being done. When contruction began. They added a room we did not ask for. We got charged for square footage not completed b/c we were told well we gave you a 10% discount. Refunding the whole thing would be like refunding free product. Nowhere is this seen on the estimate or was told to us. He promised us the bill would not cost more b/c he overestimate the electrical. No communication b/t electrician&Co, lead electrician to do whatever leading to $1200 extra charges. SNEAKY sales tactics. Could not recommend this company in good faith. I will post facts here in my review so to not be deleted.
FACT #1: A 378 sq ft basement cost $27,576 with a generous amount of "FREE" work and a "GENEROUS" discount.
FACT#2: Contracts states, "Deductions will be taken when the electrician makes final walk through" instead received $1200 more on bill for electrical. Before signing contract owner states this electrical estimate is based on having no electrical at all in basement and is overestimate. I asked will this possibly cost more and he sated NO, not 1 penny more. No further conversations were had with US, OWNER, or ELECTRICIAN about additional work. The owner says he sat down and discussed this with us before moving forward. Electrician can verify untrue. He says we just wanted this work for free.
FACT#3 Contractor #1 quit. We know this b/c we called said contractor to check on status of permit and he said sorry I quit this job. Contractor #2 up and walked off the jobsite 3&1/2 weeks into project. When asked why; he stated he hadn't been paid the whole 3 weeks and not reimbursed for supplies he bought himself to do the work out of pocket. Contractor #3 finished the project.
FACT#4 We paid for a phone line for $115 and it never worked. We had trim going up our basement stairway that was removed halfway up and never replaced so it looks terrible. We were to receive a new hand rail system on stairway according to our contract which we did not.
FACT#4 On Oct.27th we received our final bill and we discussed concerns and we were not heard so we told them we were filing a complaint with BBB. ON Oct 28th after complaint received owner gave us a discount off final payment only. He told the BBB that he gave us the discount prior to the complaint and we went ahead and filed a complaint anyway. I have initial complaint date and receipt of payment with discount which show we received discount after complaint filed.
FACT #5 Free product we received includes: A Cement "LANDING" which we said we didn't want but he did anyway. He claims it cost $300 and it was a bag of quickcrete. A "DECORATIVE" shelf that is a piece of wood that was nailed to a wall that jets out b/c it is covering a pipe. Something had to be put there anyhow. He states this shelf cost $475 and he gave it to us for free. An air vent we knew nothing about. Were supposed to have a vented door but he states it wouldn't fit. Again untrue b/c they had to build a doorframe for the door they placed there. So a vented door could have been made to fit.
When all is said we dealt with more heartache, mistruths, and lies. The above company turned this all around on us and said we refused to sign addendums and refused to pay the company for additional work done. When asked owner/customer rep for updated bills we were repeatedly told "We are working on it". We were not able to refuse to sign any addendums b/c they were not available to us. PLEASE when dealing with this company get everything in writing. This company is not true to their word! They are also able to twist the contract to their benefit in the end. Would not deal with said company again. |

Stay Away from this company. They sold us this job and told us how great his company was. He is a great salesman. That about all they are good at. We were told this would be a 1 month job and we are going on a year now. They are very dishonest and twist everything around so they come out on top. They have missed every deadline and the craftsmanship is horrible. they installed the wrong product and alot of it was damaged. They are blaming everyone for all the problems on this job when its all their fault. I have the subcontractors coming after us for payment when we already paid Woodstone to do the work. The keep on changing the bill asking me to sign the amended contrract. I could go on an on with all the problems we have had with Woodstone. Every aspect of this job has been a hassle and I wish I never hired them. Go with a local contractor who cares about his work and reputation. I wrote a reviews on Facebook about them and I recived a threatening email from them saying that I was slandering them and he would take me to court and make me spend thousands. Go for it Woodstone, you will lose because everything I wrote is true. |

I recently had Woodstone remodel my basement and wanted to say they did a great job and we are thrilled with the additional space. Before we chose Woodstone we interviewed 4 contractors for the job. There price was fair and they could do more than remodel my basement. We recently had a leak and needed a company to fix the water problem. Woodstone recommeneded an economocal solution for the leak and could finish the basement as well. It was easier for us to do the work with one company. Before choosing Woodstone we visited several comleted jobsites and everyone we met were very happy with the experience they had working with Woodstone.
The workers are polite, coutious and the attention to detail is excellent. Our kids love the new family room and it has become the most used space in the house. If your looking for a quality contractor we highly recommend Woodstone. |

This guy is unethical and i would steer clear of him and his company. Unfortunately, this is an instance where we are seeking legal counsel to get our money back as this guy will not do the right thing. Here is our story:
Charlie Sullivan is the General Contractor. He came to our home and gave us an estimate for new windows, new french doors, a partial bathroom remodel, repair of an outdoor deck, and repair of 2 ceilings due to moisture damage. He came and fixed the ceilings in the kitchen and bedroom (drywall, plaster, paint, etc) that work was done.It was unorganized from the get go - they did not start when promised, they did not show up when promised, they did not complete the work as promised.
One evening we had the painter in our home until 10pm as we were desperate to have them finish at least some of the project and we were not sure when they would show up next. soon - it was apparent they would not show up regularly. they disappeared for a while and my husband emailed, texted, and called Charlie and the guy who worked for him (Dan) and there was always an excuse as to why they could not show up. i have emails that state their plan to show and the work they were going to do and they did not follow through. we asked them on several occasions to speak directly to my husband for info on the project, if they had any questions about the project, and/or if there were to be any decisions made regarding payment for the project. we could not have been more clear on this point. And Charlie and Dan both agreed to this communication before we started the project. i was mostly unavailable at this time. they disregarded this wish and many others.
my husband was available by phone email and text to speak with Charlie and not his painter as requested - Charlie continually asked Dan to contact us on his behalf. We had excuses of a "sick family member", of "pneumonia" "flu" and other such claims from the business owner that these things caused him to be "unable" to reach us over several months - his having the flu apparently shut down operations and no one in his company was able to dial out i guess. Ironically, at the start of the job we were contacted by a very pleasant woman who informed us of how the job would go that day or week. She mysteriously disappeared from the process early on. Charlie quoted the job would be finished the second week in september so by the end of october we started calling him to task - we had heard from the person who recommended him that he was behind in her job as well and had NOT ordered the materials when he said he would so, giving him the benefit of the doubt, we asked for the bill showing that he had ordered the windows and none was forthcoming on three separate occasions over several weeks. He promised to provide it the first weekend and failed. After that, he no longer returned my husband's calls, texts and emails to him. Then when we said we wanted our money back, as we had no windows, no french doors, no work being done in the house - weeks went by without any activity. we told him we would pay him for fixing the ceilings and painting the ceilings, demoing the bathroom and repair of the deck but we wanted the rest of our money back. He then went into a spin about having to restock the windows - and that he would be charged for that. we had asked him over and over again for the itemized receipt for purchase of the windows and none was ever shown to us. He had more than enough time to supply the information - he could have even had his "supplier" call us or we could have called them but no. He never showed us a recept for purchase of the windows so has no reason to charge us a "return" of the nonexistent windows. . We asked to speak with him through out the process and he had his painter do the dirty work. As of yesterday we received a call from his painter who wanted to disassociate himself from charlie (i have the phone number and record of his call on my cell). charlie said he could not reach us at home which is amusing as we go back to our original request to contact my husband on his cell phone first - then the house.
There were multiple ways to reach us and, in fact, when it came time to make excuses they reached my husbands cell, our home phone, my cell phone and lastly both my husband and me via email.
Charlie claims his "supplier" charges him 50% he claims - so he is trying to keep our money without proof of purchasing anything and he says he can not refund anything until december 1st.

When he had a carpenter and a painter, the work itself was good work. Both no longer work for him due to not being paid for the work that they did for Charlie Sullivan at Woodstone Prestige Properties. Charlie Sullivan does not stick to schedules, (5 months to complete a 4-6 week job), threatens leans against your house when you demand he finish the work and consistently tries to find ways to get more money that is not owed to him. I've heard from neighbors who have used him, he takes the deposit money and runs without doing the work. He's unreachable once the contract is signed and does not return phone calls made to him. Do not put your hard earned money in Charlie Sullivan's hands. |
